My wife and I were in the midst of planning to renovate our home in January and after a year’s worth of design process with our architect, a number of variables helped us make what we know now was the right decision to instead sell our home, rent another home for a couple years and purchase a lot to build a new home from the ground up. We engaged with Marlowe shortly after making this decision and we recognized her expertise right away. As we were getting ready to submit our renovation plans for permit, Marlowe notified us of a lot that was made available nearby and a cost decrease on that lot which would make it attainable if we were to sell the home we were living in for what she felt was market value. Recognizing things move quickly in Denver, we worked through a weeklong process to get under contract on that vacant lot with terms that would give us some time to first sell the home we were living in and subsequently close on the lot. The terms Marlowe was able to negotiate alongside my wife and I with the sellers were favorable for us and though it took some major negotiating with the selling agent and the sellers, we got under contract in a situation that all parties were comfortable with. Though we were going to be on a tight timeline to sell the property we lived in, she assured us it was possible if we moved out quickly, prepared the house for sale, and maximized her resources through The Agency to get the right clientele of realtors and potential buyers into the house. Marlowe worked diligently both within and outside regular work hours to help ensure we were meeting timelines and that the process to go live with the listing was as efficient as possible. Ultimately, we ended up getting packed up and into a rental within a period of two weeks. As we settled into the new place, Marlowe was busy providing us with a list of what needed to be done to get ready for our first open house and the official listing that would follow shortly thereafter. She managed the process to sell our house from beginning to end with great attention to detail, a lot of conversations, and worked with a stager to put the best look forward for our home to sell. Through her network of realtors and the interest she garnered through traditional marketing and social media, we were able to secure an offer from the open house even before the home was officially listed for sale on the market. Once in the negotiating phase with the buyers, Marlowe was tremendous with advising us on what we could do to maximize our profit on the sale; but she was also transparent with us and played devil’s advocate at times mitigating risk of us potentially losing the deal. Ultimately, we ended up selling our home about one month after changing plans on the renovation and making the decision to do so. Marlowe helped us every step of the way and worked as efficiently as possible to get our home sold for a significant gain and overall, a value that we are very happy with. Once the sale of that home was finalized, Marlowe helped us expedite the acquisition of our lot and we completed that three days later.
